Who needs a contractor bond in St. Johns County?

Contractors and subcontractors must be licensed with the St. Johns County Contractor Licensing Division to work in the jurisdiction. The St. Johns County Government requires bonds for the following projects:

  • Roadway, drainage, water, and wastewater construction within a platted subdivision or a subdivision of more than two lots
  • Roadway and drainage construction outside a development’s project boundary
  • Construction within county or municipal service district right of ways

Bonding Requirements in St. Johns County

Separate bonds are required for construction and maintenance. These St. Johns County bond requirements are in addition to the Florida bonding requirement, which requires all construction contractors with a credit score of 660 or lower to obtain a contractor license bond. 

Bonds for Construction

Construction bonds must be worth 115% of the cost of constructing the roadway, drainage, water, or wastewater improvement. They must remain in effect for 14 months or more, and all construction must be completed within one year of bond issuance. 

Bonds for Maintenance

After construction is complete, a maintenance bond replaces the construction bond. Maintenance bonds must be 15% of the construction cost total for the same project. It must remain in effect for at least 26 months. The maintenance bond ensures that road and improvement maintenance is performed on time and with quality workmanship, construction, and materials.
